The full-time study that you are following or will follow must be registered with RIO, CREBO or NVAO and be classified as “funded education”. If you only take a course, your employer pays for the training or if there is private education, you cannot rent from us.
Our target group is full-time students only. So for senior secondary vocational (MBO) students, we only accept BOL courses.
Our main tenants must be studying full-time in Eindhoven and must have the longest registration time when responding to a property. You become a resident if you are not studying full-time in Eindhoven. Is the main tenant moving out because he/she has stopped studying or graduated? Then you must also move out of the property by the same date.
Are you a PhD student before your contract starts? Then you are not allowed to live with us, except in the residential community Haven on the TU/e campus on the Blauwe Loper.
Do you already live in one of our properties and you are becoming a PhD student? Then you may continue to live there
The university where you study is responsible for creating an account for you and for matching you with available accommodation from us. Just as with a regular student, we will request proof of enrolment from you. If it is approved, you will receive the tenancy agreement and other important information from us.
You can only rent a home at Vestide if you are a full-time student at an intermediate vocational, higher professional or university education in Eindhoven. When you have completed your studies, you cancel your rent.
QUESTIONS ABOUT CHECKING WHETHER YOU ARE (STILL) STUDYING
We check whether you are still studying once a year. You must prove this by providing proof of enrolment in a senior secondary vocational (MBO), higher professional (HBO) or university level (WO) study programme for the current academic year.
We will ask you to provide proof of enrolment for the current academic year. This shows that you are studying:
1. Send us valid and current "Proof of Enrolment" from your educational institution.
Or
2. Send us a valid and current print screen of Studielink* with status registered clearly showing the following details:
- Your name
- Date of birth
- Study name and start date
- Agreement from educational institution
- Date when you made the print screen
*Note: only possible between May and September if original proof of enrolment has not yet been issued.
You can usually request these documents in Mijnomgeving (My Environment) or through your educational institution's student administration.
Each year, we send a request to all our residents asking them to provide proof of enrolment.
Terminate your tenancy agreement on our website (https://vestide.nl/en/all-about-renting/terminate-tenancy/). You may continue to rent for another 3 months. For every full year you have rented with us, you may add 1 month. Note: The maximum is 6 months total.
As a PHD student, you are required to submit annual proof of enrolment from your educational institution. You can request this from the HR department of your educational institution. It must be recent. It must show that you are connected as a PHD student this academic year.
In this case, you must terminate your lease in favor of and immediately apply for co-tenancy. You can both continue to live in the house as long as the other is studying full-time.
To arrange this, log in to My Vestide on this website. If you have not yet created a My Vestide account, you can do so immediately.
Now choose “My changes”.
Click on “request permission to adjust rental contract”.
Click on “remove someone from the lease”.
Fill in this form. At address, enter your current address.
In the explanation field you enter: “I am no longer studying and will become a co-tenant”.
STUDY BREAK
Contact us via our contact form.
No problem. Indicate that you have graduated and that your partner is still studying using the change your tenancy form. If you were the main tenant, then you will now become a resident and your boyfriend/girlfriend will become the main tenant. You may continue to live in your student apartment for as long as one of you is still studying. Note: both of you will have to leave the property after your girlfriend/boyfriend graduates.
You need to submit a new notice of termination via the website. Do allow for a minimum notice period of one month.
HOUSING AND WAITING TIMES
Student rooms
You have your own room and usually share the kitchen, bathroom and toilet with one or more housemates. Some rooms have a private bathroom and toilet.
Studios
One room just for you. You have your own kitchen, bathroom and toilet.
Apartments
You have an apartment with 2 or 3 rooms that you share with a housemate (partner, girlfriend/boyfriend).
For all these types of housing, you must be studying full-time senior secondary vocational (MBO), higher professional (HBO) or university level (WO) study programmes in Eindhoven.
The average waiting time is currently 4 years for a room, 5 years for a studio and 6 years for an apartment. So register on time! You can register from the age of 15.
Enroll as early as possible. The longer you are enrolled, the higher you will be on the waiting list.
Don't be too critical; the more demands and wishes you have, the longer it will take.
Look outside the summer period, when it is quieter.
MOVING HOUSE AND LIVING TOGETHER
You cannot move to another room. Only students in student houses with co-option rights are allowed to do that. Here is a list of addresses where students are allowed to move to another room:

My house is at the list. How do I give notice that I want to move?
As soon as a room is cancelled, we will notify the most senior in the house by email that this room has become vacant and we will ask them to indicate who is moving to which room on a change of address list. We will again ask everyone for recent proof of enrolment. Please ensure that all your documents are up-to-date to speed the process.
If you already live with us, you can move to another room, studio or apartment. You do have to accumulate new registration time and respond to the property concerned yourself. This is because you lose your registration time after signing a lease with us.
Cohabiting in rooms
You cannot cohabit in our student rooms and studios. You can cohabit in the double rooms.
Cohabiting in studios
For studios, there is a maximum occupancy limit of one. So you may not cohabit in a studio.
Cohabiting in apartments
In our double-occupancy apartments, you are allowed to cohabit. However, you do need to link your registrations before responding to a property for 2 people.
A number of situations are possible with cohabiting:
Main tenant: has the longest registration time and is following full-time studies in Eindhoven.
Co-tenant: is also following full-time studies in Eindhoven.
Resident: is following full-time studies in the Netherlands.
FURNISHED PROPERTY
The order to transfer the deposit will be made within 2 weeks of your last day of rental. This only applies if the refund deposit form has been completed and emailed back. This is because we need a (recent) bank account number to refund the deposit.
That is not possible. Contact your educational institution for this. We may not extend your tenancy agreement without your educational institution's consent. However, there must be an exceptional reason for this.
This is allowed, but bear in mind that the room must be returned to exactly the same condition as you were given it. You are therefore responsible for the storage of any of our furniture yourself.
For small inventory (e.g. lamps, crockery, pans, etc.) you can contact the student volunteer via the Facebook page. You will find the contact details on the form with all information about collecting your keys.
For large inventory (e.g. furniture, upholstery) please contact us.

lease terminations
No, the end date is fixed. Contact the educational institution. Maybe they can still do something for you or respond to regular rooms. Note: average registration time for this is 4 years.
No, this is not possible. Make sure that you are present at the inspection, otherwise you will be charged if the room does not meet the requirements. You will also receive a separate email with an infographic with additional information (as a reminder) about leaving the property.

After booking, we will email you the rental agreement as soon as possible. Sometimes it takes a little longer, but you will receive the rental agreement from us no later than 3 days before the rental agreement starts.
The system is going to process the (failed) payment. This can take about 24 hours. During the process the accommodation can’t be booked by someone else. Once the payment is processed and it appears that no payment was received then the property will be visible on the website again. Causes of failed payment:
Too little balance
Limit has been exceeded
It was not paid within the specified time
It was processed with a different payment than the indicated payment methods
Yes, you can. The rent of one month will be charged. Send us an e-mail that you want to cancel the tenancy.
That depends on what you have agreed with your educational institution, such as what you can pay for rent. Based on that, your account will be created and you will only see the rooms.
No, that is not possible. It is a personal account that is specifically linked to the student in question. This makes it non-transferable.
Contracts
No, that is not possible. Because the room is occupied untill the start of your contract.
Yes, you can. Send the details of your buddy via the contactform and indicate that you authorize that person to pick up your keys. Note: the buddy must bring their own passport or ID. Check this information in your invitation picking up keys-mail.

final settlements
You will receive the final settlement within 8 weeks of the end date of the agreement.
Do you receive an amount and do we have your bank account number? Then you receive the amount on your bank account within 2 weeks after receiving the final settlement.
Don’t we have your bank account number? Check your Confirmation of termination mail for this information.
Other
No, you can’t change rooms.
Getting other furniture from us is not possible. You can provide your own furniture, but Vestide does not provide storage for the old furniture. Keep in mind that before you leave the room you have to put the furniture of Vestide back in the room.
You receive an accept email. In that email is a payment button, allowing you to transfer payment online.
There is. You just need to connect your router to it.
Unfortunately it is not possible to view the room before you book it. Our rooms are occupied until the start of the tenancy agreement. Before you move into the room, it will be empty for couple of days for cleaning and any repairs.
SPACE-S
Both independent and non-independent rooms require you to be a full-time student at the start. Have you stopped studying or graduated? Then you may continue to live there.
For independent rooms, you are chosen by Workspace Samen Leven (Workspace Cohabiting).
They provide us with a list of candidates.
We contact the 1st candidate and then check the required documents.
A tenancy agreement is drafted by us if approved.
The property is then yours!
For non-independent rooms, you are chosen by the current group. Moving house is not possible.
We send the most senior in the house the vacancy date of the property.
The house holds a viewing night and ranks the candidates.
They send us the list of candidates.
We contact the 1st candidate and then check the required documents.
A tenancy agreement is drafted by us if approved.
The property is then yours!
For independent rooms, notice of termination must be submitted via www.spaces.nl. Have we received the notice of termination directly? Then we may not process it. Note: the notice period is 1.5 months.
For non-independent rooms, however, terminations must be made directly to us. Note: the notice period is 1 month.
Study check not applicable: students are allowed to continue living there at end of their study. Space-S thinks a community feeling is important, but the collaboration with Vestide requires residents to be full-time students on the tenancy agreement start date.
QUESTIONS ABOUT INSTALLING SMOKE DETECTORS
You will receive a smoke detector if you do not already have one, at no expense to you.
In July 2022, we will start installing smoke detectors in homes built before 2004. You will be notified by the contractor performing the work.
We need to install around 52,000 smoke detectors in close to 26,000 homes. There is too much work to get everything done before 1 July 2022. Sourcing enough smoke detectors and qualified staff is already quite a challenge. As such, we will not meet the deadline; we expect to be busy until early 2023.
We install optical smoke detectors, which work with infrared. This is the type prescribed by the government. We choose smoke detectors with a battery that lasts at least ten years. The battery cannot be removed from the smoke detector. After ten years, we will replace the smoke detectors. Our smoke detectors comply with the legal standards (NEN-EN 14604).
No, we will not pay for privately purchased smoke detectors. You are better off waiting for us to install it, as that is free. Waiting also ensures that you have a safe smoke detector that meets the legal standards (NEN-EN 14604).
Yes, we will install our smoke detector anyway. Our smoke detectors comply with the legal standards (NEN-EN 14604). This is the only way to ensure that your house is safe. We will leave the old smoke detector hanging to avoid damaging the ceiling; you may remove it yourself.
The battery in the smoke detector lasts at least ten years. We will replace the smoke detectors on time. You are responsible for taking care of the smoke detector after installation:
Test the smoke detector twice a year, for example at the start of daylight saving time and winter time. Test the smoke detector by pressing the test button until the alarm sounds.
Dust the smoke detector regularly with a slightly damp cloth.
Clean the holes in the smoke detector regularly with the base of a vacuum cleaner.
No, we are not. A smoke detector is a tool to alert you to a fire. A smoke detector cannot prevent a fire, but it can give you more time to safely get out of your home.
That is up to your insurer. We do not expect insurers to charge a different premium or pay a different or no claim amount after 1 July 2022. We are not aware of any insurers who have changed their terms and conditions. You can contact your insurer to get information about this.
QUESTIONS ABOUT THE SMOKE DETECTOR
Test the smoke detector twice a year, for example, at the switch to daylight saving time and back again. Test the smoke detector by pressing the test button until the alarm sounds. If the alarm doesn’t sound, clean the smoke detector and repeat the test. If the smoke detector still does not work, contact Woonbedrijf or Vestide.
Dust the smoke detector regularly with a slightly damp cloth.
Clean the holes in the smoke detector regularly with the base of a vacuum cleaner.
When the smoke alarm goes off, always check first to see if there is a fire!
However, sometimes a smoke detector can be triggered when there is no fire.
This could be a random alarm that stops after 5 to 20 seconds. It is usually a sign that the smoke detector is dirty. In this case, clean the detector by vacuuming it thoroughly with a vacuum cleaner and run a slightly damp cloth over the surface.
If cleaning does not help and the smoke alarm still goes off, or if the it occasionally gives a short beep, read below to find out what you can do yourself:
Is the smoke detector connected to the mains?
Check the meter box. A breaker may have tripped. In that case, use the plug test (www.woonbedrijf.com/tips-bouwservice ) to determine whether it is causes by a device or a problem with the electrical system. If there is a problem in the meter box, report it to us: submit a repair request or call +31 40 297 93 80. We will send a technician as soon as possible.
If there is no problem in the meter box
If the problem is not in the meter box, the backup battery may be dead. The backup battery is a 9 V battery which ensures that the smoke detector stays on during power outages. Replace the battery in the smoke detector as soon as possible. Note: Turn the power off first, and do not turn it back on until the smoke detector has been put back on the base plate.
Battery-powered smoke detectors
From 2022, all homes built before 2004 will have smoke detectors installed with a 10-year battery. The battery lasts at least ten years and cannot be replaced. After about ten years, we will come to your home to replace the smoke detector. If the smoke detector goes off even though nothing is going on, report it to us: submit a repair request or call +31 40 297 93 80. We will send a technician as soon as possible.
Smoke detectors are designed so that smoking or cooking will not set them off.
However, if you are planning something like a raclette party, sanding/sawing or steaming off wallpaper near a smoke detector, the smoke, dust or steam may set off the alarm. In that case, you should temporarily cover the smoke detector. This also prevents grease and dust from getting in, keeping the smoke detector clean.
Remember to remove the cover again when you’re done!
There are special devices for people who are deaf or hard of hearing to warn them in the event of a fire. These devices do not detect smoke but wirelessly connect to a smoke detector.
For example, a vibrating plate can be placed under a seat cushion. The vibrating plate vibrates strongly to warn of a fire if the smoke detector is set off.
There is also a visual system that uses bright light signals to warn of a fire when the smoke detector sounds an alarm.
Check with your health insurance company for these provisions.
